
‘Cashback’ means a monetary reward, taken off of the total 2026/27 rent amount.
‘Booking’ means a completed booking for the 2026/27 academic year which requires you to sign a tenancy agreement with Dwell Student Living which is accepted, and for all supporting documentation (including guarantor’s if applicable) to be provided and accepted, as well as the deposit payment made (if applicable).
‘HEI’ means a higher education institution, including universities.
‘Offer’ means a cashback incentive offer.
‘You’ means the applicant for a tenancy signed for the 2026/27 academic year.
1. Customers who book for the 2026/27 academic year at Hotwells House in the below specified room type, will receive £300 cashback, subject to these terms and conditions:
1a) By applying for and signing a contract for a Non-ensuite room type at Hotwells House, from 11AM (GMT)
on 19th November 2025 up until 11:59PM (GMT) on 19th December 2025, or until 30 applications have been
received (whichever happens soonest)
2. To qualify and receive the offer once the customer has checked into their 2026/27 academic year
accommodation, the customer must satisfy all the following conditions:
(i) booked for 2026/27 academic year accommodation by completing our website’s booking system if a current
or new student to Dwell (internet access required for both);
(ii) booked for 2026/27 in Hotwells House in a Non-Ensuite room type on a 45 or 50 week contract length
depending on room type;
(iii) must have used the offer code “CB300” in their application’s “Application Offer”, “Booking Offer” or “Other
information” section;
(iv) signed their 2026/27 accommodation contract within 7 days of being sent it;
(v) not requested a cancellation for their 2026/27 Dwell accommodation booking;
(vi) be aged 18 years or older at the start of the 2026/27 tenancy period and undertaking a course of study at a
HEI in the United Kingdom during the 2026/27 academic year;
(vii) checked-into the accommodation for your 2026/27 contract tenancy period;
(viii) be living with Dwell Student Living on 1st October 2026 with a valid tenancy agreement and without
having given Dwell Student Living notice of cancellation at any time;
(ix) not be in rent arrears or have any outstanding payments associated with their Dwell account by 1st October
2026;
And
(x) provided all supporting documents for the booking which are accepted by Dwell.
3. As long as the customer meets the above criteria, the cashback payment will be made in the form of a rent rebates added to your account, against your second instalment (or the full amount will be credited to your overall rent, if you are paying in full)
(i) Please view below breakdown for cashback, depending on the Offer you are eligible for:
(ii) Hotwells House – Non-Ensuite = £300 cashback
(iii) If paying by instalments, we’ll add the rent debate to your account before your 2nd rent instalment is due
which is 7th January 2027. This means you’d pay £300 less on your 2nd rent instalment
(iii) If paying in full, the full cashback amount you are eligible for will be deducted from your total rent so you’ll need to deduct this £300 yourself when paying in full before 1st July 2026. If you do not deduct the amount, then you’ll only be able to claim a refund for it at a later date when your account has been adjusted to show
the £300. This will be informed to you by a Dwell member when a refund can be submitted
4. We reserve the right to pay by alternative methods. Any alternative payment method requests will not be
granted.
5. The decision to pay the Offer is at the absolute discretion of Dwell Student Living.
6. Offers do not apply to Tenancy Takeovers.
7. This offer cannot be used in conjunction with any other offer.
8. This offer cannot be applied or added retrospectively.
9. Dwell Student Living will not be liable for any loss or damages as a result of participating in this incentive.
10. Dwell Student Living reserves the right to limit this offer to prevent unusual use and abuse. Where Dwell
Student Living suspects unusual use or abuse it reserves the right to suspend a customer’s right to the offer.
11. These terms and conditions are governed by English law and jurisdiction.
12. Dwell Student Living reserves the right to withdraw or change this offer at any time.
