‘Booking’ means a completed booking for the 2026/27 academic year which requires you to sign a tenancy agreement with Dwell Student Living which is accepted, and for all supporting documentation (including guarantor’s if applicable) to be provided and accepted, as well as the deposit payment made (if applicable).
‘HEI’ means a higher education institution, including universities.
‘Offer’ means a rebooking incentive offer.
‘You’ means the applicant for a tenancy signed for the 2026/27 academic year.
1. Customers who rebook for the 2026/27 academic year at MSV South will be able to select a mystery box at random at the site reception subject to these terms and conditions:
1a) By applying for and signing a contract for the above location, from 11AM (GMT) on 18th November 2025 up until 11AM (GMT) on 19th December 2025 or until all boxes have been selected, whichever happens soonest.
b) During this period, the customer will have participated in ‘whats in the box’ at their reception desk. This includes photos/videos been taken for social media.
2. To qualify and receive the offer once the customer has checked into their 2026/27 academic year accommodation, the customer must satisfy all the following conditions:
(i) booked for 2026/27 academic year accommodation by completing rebooking on our website’s booking system.
(ii) booked for 2026/27 at an applicable site and room type.
(iii) signed their 2026/27 accommodation contract within 7 days of being sent it;
(iv) not requested a cancellation for their 2026/27 Dwell accommodation booking; (v) be aged 18 years or older at the start of the 2026/27 tenancy period and undertaking a course of study at a HEI in the United Kingdom during the 2026/27 academic year;
(vi) checked-into the accommodation for your 2026/27 contract tenancy period;
(vii) be living with Dwell Student Living on 1st October 2026 with a valid tenancy agreement and without having given Dwell Student Living notice of cancellation at any time;
(viii) not be in rent arrears or have any outstanding payments associated with their Dwell account by 1st October 2026;
And
(iv) provided all supporting documents for the booking which are accepted by Dwell.
3. As long as the customer meets the above criteria, any prizes will be sent to the customer via email as a GiftPay voucher link to redeem the applicable amount to be redeemed on GiftPay: https://www.giftpay.co.uk/business/egifts.aspx .

4. We reserve the right to pay by alternative methods. Any alternative payment method requests will not be granted.
5. ‘Offer’ will be sent to student by no later than 16th October 2026.
5. The decision to pay the Offer is at the absolute discretion of Dwell Student Living. 6. Offers do not apply to Tenancy Takeovers.
7. This offer cannot be used in conjunction with any other offer.
8. This offer cannot be applied or added retrospectively.
9. Dwell Student Living will not be liable for any loss or damages as a result of participating in this incentive.
10. Dwell Student Living reserves the right to limit this offer to prevent unusual use and abuse. Where Dwell Student Living suspects unusual use or abuse it reserves the right to suspend a customer’s right to the offer.
11. These terms and conditions are governed by English law and jurisdiction.
